4/8/2008
The April 8, 2008 Meeting
came to order at 6:00 PM with all Board members present.
Byrd Follow Up:
- Wendy to call Scott Byrd with our need to kill the remaining weeds.
- We expect Byrd to follow their contract.
Security Up-date:
- Mecklenburg Police Department has
added patrols in unmarked cars.
- Crime in Highland Creek is down.
- 800+ hours of Mecklenburg and Concord
police officers working in Highland Creek after hours is
approved by the HCCA.
Letter from Dean Mcham:
- Residents with concerns about CC&R
compliance should contact Hawthorne Management and
or the Falcon Ridge Board.
Joe, give Irma our meeting dates:
- Joe has done this.
Wendy, delinquent accounts:
- This is an ongoing activity that the
board addresses.
Tennis court repairs and screens:
- Move the tennis screen to make a
complete set.
- Add benches to the Clubhouse porch.
- Trash the broken rocking chair.
Exterior paint letter:
- Joe to revise the draft letter and
make copies of the palette.
Rezoning request
Review where we are on street lights:
- The next step is to secure the
homeowners approvals for installing a light near their property.
Town Meeting:
- We are planning for another Town Hall
Meeting on Tuesday, June 17, 2008.
Open discussion:
- None.
Next Board Meeting is May 6, 2008.

The Meeting came to order
at 6:00 PM with all Board members present.
CD Maturing:
Reinvest in a new CD at the best
rate available.
Lawn Care:
Kat to update the plan and we
will send homeowners a heads up.
Street Lights:
Duke Energy has given us a price for five
lights, $6,985.55.
Approval needed by adjacent homeowners.
City approvals need to be received.
Funding
for lights deferred till next meeting.
Committee Reports:
All Committee heads will be
invited to the April Board meeting.
Town Meeting:
We are planning for another Town Hall Meeting on Tuesday,
June 17, 2008.
Next Board Meeting: April 15, 2008.

The Meeting came to order at 5:30
PM with all Board members and Wendy Parks present.
Ballot Review:
The CC&Rs were approved by the
homeowners.
o
81% of the 231 Falcon Ridge homeowners
participated.
o There were
168 yes votes out of 231 homeowners.
o 72% of the
homeowners approved the CC&Rs.
o
The CC&R changes will be recorded in the Mecklenburg court house
within 30 days.
Tennis Courts:
We are looking for a
clarification on the bid for replacement of the screens for our tennis courts.
Clubhouse:
New signs have been posted at the clubhouse for parking, etc.
The contacts are Joe Ripoli and Ron Root.
Street Lights:
The City has been contacted; we are still on their list.
We are also waiting for Duke Energy to get back to us.
Committee Reports:
Because of the Holidays, there
are no Committee reports.

December 2007 - Four Month
Progress Report
Your 2007-08 Falcon Ridge Board of Directors would
like to express our thanks and appreciation for the support you have given us
these past four months. In return, we pledge to address all issues that
are brought to our attention fairly and expeditiously.
Starting immediately after the August 22, 2007
Annual Meeting, this Board jumped 'feet first' into addressing some of the
issues that you, the Falcon Ridge resident shared with us. COMMUNICATIONS
was high on the list of needed improvements.
Our first action was to assign a Board member to
oversee and support a committee, NOT TO CHAIR THE COMMITTEE. This has
worked out very well.
We also changed our meetings from every other
month to once a month. This action has given us the opportunity to react
faster to potential problems and issues.
Paul Williams has done an excellent job
communicating with the Homeowners. Not only does Paul share the minutes
from our meetings, but also the minutes from the Highland Creek Association
meeting. Communication is done through the Falcon Ridge web site, email,
flyers and posting information on the bulletin board at the clubhouse.
Paul is also responsible for working closely with
Walt Nilsen and the Social Committee. This committee is responsible for
the various festivities we have. Congratulations on the Christmas party
and decorations.
Raymond Quick and his committee put out a very
informative Newsletter. We are planning to continue printing the
Newsletter on a more frequent basis.
Joe Ripoli accepted the task of being responsible
for our clubhouse. Immediately he hit the ground running. Joe has
formed a very strong committee who has been given a very busy agenda. The
exterior of the clubhouse has been washed and is being painted as I write.
Bill Magee, who has spent countless hours over
the last year simplifying the language in our CC&R's, has finally come to
closure with this project. Let us show our appreciation for this thankless
job by returning your ballot in support of the proposed changes.
Bill also oversees and works with the Landscaping
Committee. Recently a few flowers were planted at our entrance. Once
the water restrictions are lifted, other enhancements are planned.
One of my responsibilities is to assist and
support the Welcome Committee. Terri Montgomery and Diane Rogers work
closely with Hawthorne Management to identify and visit new Falcon Ridge
Homeowners.
I also assist and work with Willie Mushatt, who
is our Neighborhood Watch Chairperson. A strong and active committee has
been formed under his direction. Being a member of the Highland Creek
Security Committee, Willie has most recently been given the responsibility to
improve security at the Highland Creek Sports Club.
I would be remiss if I didn't take this
opportunity to acknowledge and applaud the hard work that all committees and
others give of themselves. These are the people that help make Falcon
Ridge a SPECIAL PLACE to live. THANK YOU ONE AND ALL!

The Board meeting came to order at
6:00 PM with all Board members and Wendy Parks present. This meeting was
focused primarily on the budget.
Budget:
The Board completed their review and approved the Falcon Ridge HOA 2008
budget. The budget contains no increase in homeowner assessments for the
coming year. As mentioned previously, the Highland Creek Civic Association
assessment for 2008 has increased $9.00 per quarter. All homeowners will
receive a letter from HMC with the 2008 Falcon Ridge budget enclosed.
Committee Reports:
Welcoming:
No news since the last meeting. We
have has three (3) new residents move in recently. Our welcoming package
that we give to each new Falcon Ridge resident now includes coupons for Chick-fil-a.
Security:
Securitas reported that the speeding in Highland Creek Parkway has been
reduced. There are additional patrols of the Parkway by Charlotte
Mecklenburg, Concord and Securitas. Concord has an unmarked patrol car on
their side of the community. All of the traffic monitoring of our parkway
has been increased to protect our community.
Landscaping:
There are new flowers (Money Pansies) planted at the entrance to Falcon
Ridge. If homeowners water them occasionally the flowers will appreciate
the water. Byrd’s our landscaping company will be putting down the pine
needles the first or second week of January 2008.
Social:
The Clubhouse interior will be decorated by the committee for the annual
Holiday Party. This year the party will be on December 2nd at 3PM.
Clubhouse:
Ron Root, a member of the club house committee, will be the doing routine
club house maintenance. The outside of the club house will be decorated
after the painters are finished painting the exterior. The painter
estimates he will be done on December 4th or 5th.
There will be no regularly scheduled Falcon Ridge Board meeting
in December. The next Board meeting will be on January 9th, 2008 at
6:00PM.
10/24/07
The Board meeting came to order at 6:00 PM
with Jim Montgomery, Joe Ripoli, Ray Quick and Paul Williams present.
Agenda:
Meet with Linda Carino:
Linda has agreed to continue to maintain
the Falcon Ridge web site. She will investigate the feasibility of a web site
calendar for the Clubhouse schedule of activities and events. Linda will report
to the Board the scope of effort required.
Review & Vote on paint proposal:
The board voted and approved the proposal from Schiene Painting for a price
of $2,160.00.
Review & Vote on Byrd’s proposal:
The board voted and approved the proposal from The Byrd Group for 2007/2008
for a price of $105,864.00.
Review Ballot returns on CC&R’s:
To date 108 ballots have been received. 91 homeowners have voted to approve,
13 homeowners have voted not to approve and 4 homeowners need to sign the
ballot.
Review Letters sent to residents:
Letters were reviewed by the board.
Review committee reports:
No reports this month. Jim asked that we have a committee report from
each committee each month.
Review 2008 budget:
The board scheduled one hour at the next board meeting, on November 14th, to
review the budget with Wendy Parks.
Discuss Clubhouse issues:
Joe reported that Irma will continue serving as the rental contact. There
are four people on the clubhouse committee, more are welcome. Contact Joe Ripoli
if interested.
New Business:
The Social Committee has asked the board to be permitted to decorate the
interior of the clubhouse beginning in early December. The board agreed and Paul
will inform the Social committee. The Highland Creek Community Association
dues for next year will increase $9.00 per quarter.
The Newsletter committee is working on the next edition.
9/12/07
The Board meeting came to order at 6:00 PM with all
members and Wendy Parks present.
Old Business:
Cover Letter for Falcon Ridge CC&R’s:
Hawthorne will mail the revisions and ballots within the next 10
days. We will also have ballots available at the Pot Luck Social
on Sept 21st.
Street Lights: Bill
researched the grant process and Highland Creek neighborhoods do not qualify for
a
subsidy from the City. We expect to hear from the City and Duke late in Q4
07. The
FR Board approved the street light project for five (5) streetlights at a cost
of up to
$7,500.00.
Painting of Clubhouse:
We have a proposal in hand and anticipate receiving two (2) additional
proposals within the next two weeks.
Tennis Court Usage:
Jim contacted Kim Ribbans to continue to use the FR courts for the USTA
tournament. Signs will be posted on the tennis courts when special events are
scheduled.
Follow up to 8/22/07
meeting:
- Going forward in an effort to improve communication, Board members will act as
committee advocates. The 2007/8 advocates are:

New Business:
- Administrative Budget: Add
a $500.00 budget line item for administrative expenses to the budget for
2008.
- Club House Committee
- Dog Station: We decide to table this issue.
- Signs: We decided not to approve signs in Falcon
Ridge for Social Activities.
- Procedure for dealing with delinquent homeowners; Wendy
will bring a draft procedure for our review
to the next board meeting.
- Town Hall Meeting: Scheduled for Sept. 26th at the
HC Sports Center. The Committee Advocate
will contact the committees asking
them to make a five minute report of their committee and take
Q&A at the meeting.
- Byrd’s new contract is priced at $105,864.00, the same as
last year.
8/30/07
The Board meeting came to order at 5:45 PM with all
members present.
The HOA Officers were elected unanimously.

Member: Ray Quick
HOA board meetings will be monthly for the
next few months. The next HOA board meeting is Sept 12th at 6:00 PM in the
Falcon Ridge Clubhouse.
A tentative date for a "Town Meeting" is
Sept. 26th at the HC Sports Center.
Paul will contact Linda Carino to discuss
the Falcon Ridge web site maintenance. Paul will be making future changes to
the FR web site.
Develop a new and/or revised procedure for
homeowners to challenge or confront suspicious activity.
The Clubhouse paint quotation was reviewed.
Another quote will be sought for comparison.
Jim is going to follow up with Kim Ribbans
about the Tennis Court problem and invite them back to use the Falcon Ridge
tennis courts for the remainder of the USTA tournament.
Bill was asked to develop a completion date
for the CC&R'S revision process.
