9/26/07
The “Town Hall” Meeting came to
order at 7:00 PM with Jim Montgomery, Bill Magee, Paul Williams
and Ray Quick present.
Jim Montgomery introduced
the Board members present and indicated Jo Ripoli was
recuperating from a recent surgery.
Comments from the Board:
JM Highlighted
some board actions to date.
- Falcon Ridge Board now meets monthly.
- Hawthorne Management will print the names of
Falcon Ridge board candidates on next
year’s ballots.
- Each committee will give the Board a budget
request for the coming budget year.
- Newly established board/committee advocates:
Social committee

Landscape committee advocate - Bill Magee
Newsletter committee advocate - Ray Quick
Security committee advocate – Jim Montgomery
Clubhouse committee advocate – Joe Ripoli

PW - Asked for
homeowners email if they wished to receive board minutes as
email.
- Falcon Ridge Neighborhood representative to the
Highland Creek Board
- Will send minutes of meeting via email and post on
the bulletin board.
BM Amendments
- CC&R amendment letters have been mailed to all
homeowners.
- 50-60 returns received to date, 50 for the
amendments
- Basically nothing that is not in the current
documents, we are just trying to make official the
rules we are already following.
Streetlights
- The project consists of five new street lights; the
costs are not yet finalized, we are waiting for
Duke to give us a price and the City to give
approval(s). The BOD approved expenditures for
five streetlights.
- We did investigate a neighborhood grant to help
defray the costs of the new lights. Highland
Creek, including all of the neighborhoods, do not
qualify for any grants.
RQ - The Falcon
Ridge newsletter is planned to be published monthly. The
newsletter will use a
memo style and format.
- All input for the newsletter are due on the 15th,
with printing on the 20th of each month.
- Delivery will be to your mail tube by the committee
volunteers.
JM for JR - Joe is
working on planning for the Clubhouse.

Welcome: Three new homeowners moved to Falcon Ridge in August,
some not home to receive their Welcome packages
Willie Mushatt,
Security
- The Falcon Ridge “Neighbor Watch” committee has 12
of 13 block captains in place. We
need one more to fully cover the neighborhood.
- CMPD Safety Guide folders are available
- If you see a crime in progress, call 911. To
report a crime after it was committed, call 311.
- The new Highland Creek Security Company is
Securitas; call them at
704-609-0569.
- Know your neighbors,
collect papers etc. for neighbors who are away.
- Take the time to make a property inventory of your
home’s contents, use photos, video, etc.
There is an upcoming
Neighbor hood Watch meeting at 7:00 PM Thursday, October 11th
in the Falcon Ridge clubhouse.
Jim mentioned Securitas is
getting new phones and in-car computers to better manage
communications and coverage of Highland Creek.
Walt Nilsen, Social
- Over eighty homeowners attended the recent “Pot
Luck” social at the Falcon Ridge
Clubhouse. The variety and quality of the
dishes were great. In the future we may ask
for recipes to create a Falcon Ridge cook
book.
- The 2007 Holiday Party date is December 2nd;
more information to follow.
- Our annual Christmas Caroling is December 21st.
We will tour Falcon Ridge singing some
holiday favorites, followed by refreshments
at the Clubhouse.
Cat Belteau,
Landscape
- We will hold off on any planting improvements
to our neighborhood entrance until spring.
- Water restrictions preclude watering the
common areas; we anticipate trees and bushes
will loose their leaves prematurely.
- There is no price increase in the 2007/8
landscaping contract with Byrd.
Jim Montgomery, Board
- The Clubhouse exterior trim need to be
repainted. We are reviewing three painting price
proposals at this time.
New Business:
Beverly: Homeowner
compliance with CC&R, who assures compliance?
- Hawthorne does routinely look over our
community; refer to the HC Newsletter for the
procedure to file a concern and/or
complaint.
- If you see an ARC violation, contact the
Board.
Irma: All checks for
clubhouse rentals are made out to “Falcon Ridge Clubhouse” and
forwarded to
Hawthorne Management. We are looking for someone to
take over the scheduling. Chuck
Dolittle gave his key to Irma.
Holly: Will Byrd cut the
grass in a fenced yard if the gate(s) are left open? No.
Bridgett: The covenants
were printed on the same sheet as her ballot.
Ann: - Can there be a
training session for neighbors to help signup people who do not
return ballots.
The group would become more informed so they can
then go to individuals to get their vote.
- 68 returns ballots to date, 50+ positive.
Bridgett: - At settlement
homeowners should receive Highland Creek and Falcon Ridge CC&Rs;
some do not.
- The Welcome package from the committee contains
the Falcon Ridge Cars.
Heidi: - Be aware there is
a GE dishwasher recall that may affect some of the FR homes; go
to the
www.GE.com web site for more information.
Willie: Wallace Farm
- Keep up the pressure, a reporter, Karen Simi, at
the Charlotte Observer is still interested
and is watching the Wallace Farm activities.
Jim: Bring a neighbor to
the next “Town Meeting”
Heidi: This was a better meeting than the last
meeting!
5/23/07
The FR annual HOA meeting will be
held on Wednesday, 8/22/07, at 7:00pm at the Sports Club.
Residents are encouraged to attend!
